Why brokers send their farm deals to AgLoans.com

You keep the client and a real share of the fee. We do the agricultural heavy lifting.

50% of our origination fee

Deliver the loan package. When the loan funds, you receive half of the origination fee AgLoans.com earns on it. The split is in writing before you send a single document, and every payment comes with a statement showing our fee.

Your deal stays yours

Every deal you send is registered to you, with 24 months of non-circumvention in our agreement. We never contact your client without your OK. And we don't do residential mortgages, so that business stays yours too.

No ag experience needed

We bring the agricultural know-how: a loan-package checklist, our field guide, and a person to talk each deal through with you.

We handle the ag side

We turn your package into a lender-ready summary and coordinate with underwriters who work with Farmer Mac and other private funding sources.

Straight answers, fast

Send the general scenario and a person replies, typically within one business day. If it isn't a fit, we say so, so you and your client can move on.

Updates as it moves

With your client's permission, you hear from us at each milestone: package received, submitted to underwriting, decision, funded.

No quotas, no exclusivity

Send one farm deal a year or one a week. No minimums and no exclusive arrangement.

Secure document handling

Your client's documents come to us through our secure upload, with their written authorization. Never by email.

How it works

  1. Step 1: Tell us about the deal

Purpose, how the land is used, state, approximate amount and timing. No client names yet.

  2. Step 2: Get a fit answer and register it

If it may fit, we send our short broker referral agreement. Once signed, the deal is registered to you.

  3. Step 3: Deliver the loan package

We send the checklist and a secure upload link. You collect the package with your client's written authorization.

  4. Step 4: We take it to underwriting

We build the lender-ready summary and work with underwriters. You help us get anything else they ask for.

  5. Step 5: It funds. You get paid.

You receive 50% of the origination fee AgLoans.com receives on the loan.

What goes in a loan package

  • Completed loan application
  • Two to three years of personal and business tax returns
  • Current balance sheet and farm income (or profit and loss) statement
  • Property details: location, acres, how the land is used, improvements
  • Purchase contract, or current loan statements for a refinance
  • Entity or trust documents if the borrower is an LLC, partnership or trust

We send the exact checklist for each deal. Underwriters may ask for more.

The farm deals we're looking for

Hear one of these from a client? Send it our way.

  • "We want to buy the farm next door."
  • "The balloon on our ranch land comes due next year."
  • "I'm buying out my brothers and sisters to keep the family farm."
  • "We need an operating line against our farmland."
  • "It's an orchard, a vineyard, a dairy, a cattle operation."
  • "My lender says the property doesn't fit their guidelines."

What we work on

  • Loan requests of $500,000 to $25 million (the amount requested, not the property's price or value)
  • Agricultural real estate to help secure the loan
  • Farm and ranch purchases, agricultural refinances, family-farm and sibling buyouts
  • Orchards, vineyards, dairy, cattle, poultry and timber operations
  • Operating lines secured by farm real estate

Not a fit

  • Requests under $500,000
  • No agricultural real estate to help secure the loan
  • Livestock-only or equipment-only financing
  • A home on acreage or other residential property
  • Hobby farms without a commercial operation
  • International property · South Dakota

Acreage or a barn alone doesn't make it agricultural; how the land is used does. We review deals nationally and confirm state fit in the first conversation.

Questions brokers ask

How much do you pay brokers?

You receive 50% of the origination fee AgLoans.com receives from the lender when a loan you delivered funds. Servicing and other fees are not shared. Each payment comes with a statement showing our fee and your 50%. The terms are in our short broker referral agreement.

When is the fee paid?

Within 15 days after the loan funds and AgLoans.com receives its origination fee, by check or ACH to your company. No fee is paid on a loan that does not fund.

What counts as delivering a loan package?

Registering the deal under the agreement and delivering the documents on our checklist through our secure upload, with your client's written authorization, then helping us get anything else the underwriter asks for.

Will you go around me to my client?

No. Your deal is registered to you, the agreement includes 24 months of non-circumvention, and we never contact your client without your OK.

Do I need agricultural lending experience?

No. That's our job. We send the checklist, answer your questions, and handle the agricultural side with the underwriters.

Are you the lender?

No. AgLoans.com is not a bank or lender and doesn't make loans or credit decisions. We organize the request and work with underwriters who work with Farmer Mac and other private funding sources. The lender decides.

What kinds of deals fit?

Farm and ranch loans from $500,000 to $25 million with agricultural real estate to help secure them: working-farm purchases, agricultural refinances, family-farm buyouts, specialty operations and operating lines secured by farm real estate. We confirm fit case by case.

Does rural acreage automatically qualify?

No. A home on acreage is usually a residential loan, even with a barn. What matters is how the land is used, whether it supports a working agricultural operation, and the purpose of the loan.

How do I send client documents?

Only through our secure upload, after your client authorizes it in writing. Please don't email tax returns, statements or Social Security numbers.

Is the fee allowed for me?

Rules differ by state. Please check any licensing your state requires. We pay broker fees only where permitted by law.

What if the deal doesn't fit?

We tell you plainly, usually after the first conversation, so your client can keep moving.

Have a farm deal on your desk?

Don't turn it away. Send us the general scenario today. If it funds, half of our origination fee is yours.
