How Lenders Evaluate Recreational Tracts

Underlying Productive Use: Timber value, pasture carrying capacity, or row crop potential are primary underwriting drivers. Even on a hunting-focused property, the underlying productive use shapes the appraised value.
Improvements: Hunting lodge, cabin, food plots, water features, and road systems add value but are typically appraised at depreciated replacement cost, not dollar-for-dollar.
Legal Access: Lenders require legal road access. Landlocked parcels dependent on informal or permissive access usually cannot be financed.
Comparable Sales Market: Lenders verify that a market exists for recreational tracts of similar type and size in the region. Highly specialized or remote properties may have limited comparable sales support.

Mixed Working/Recreational

Hunting / Recreational Tracts

Properties with limited income potential usually need more down, and longer terms may be harder to find.

Raw Rural Acreage

Raw land with no improvements or productive use is usually treated the most conservatively. Personal income is the main repayment source.

Combining Recreational and Working Land

Many buyers want property that serves both purposes — a hunting tract that also carries cattle, produces timber, or has row crop potential.
